Terms of service
The terms that apply when you book work with us. Short, because there is not much to it.

Last updated 31 August 2026.
Booking and the rate agreement
When you book, you confirm that you understand labor is charged at $175 an hour with a one hour minimum, that materials and permits are additional and will be shown to you before they are used, and that payment falls due once the work is complete.
That confirmation is the agreement between us. There is no separate contract to sign, no deposit and no card held to secure an appointment.
Estimates
A free consultation gives you an estimate based on what can be seen at the time. It is an estimate, not a fixed price, because plumbing frequently conceals its own problems inside walls and under concrete.
If the job turns out to differ materially from the estimate, work stops and you are told before it continues. You are never charged for work you did not agree to.
Payment
Payment is due on completion of the work. We accept card, check and bank transfer. Invoices issued to landlords, property managers and businesses are payable within fourteen days.
Where a job spans more than one day, we may invoice for completed stages, and you will be told about that before the work starts.
Cancellations
There is no cancellation fee. We ask for a few hours' notice where you can manage it, so the slot can be offered to somebody else. If nobody is at the property at the agreed time and we cannot get access, the one hour minimum may be charged.
Warranty
Labor is guaranteed for twelve months from the date of the work. If something we did fails within that period we will return and put it right at no charge.
Parts, fixtures and appliances carry the manufacturer's warranty, which varies by product. Where we have supplied the part we will help you make a claim.
The guarantee does not cover damage caused by misuse, by other work carried out afterwards by somebody else, by chemical drain cleaner, or by conditions in the wider system that we identified and advised you about at the time.
Limits
We carry liability insurance and a contractor's bond as California requires. Our responsibility is for the work we carry out. Pre existing conditions in a property, and consequential losses arising from a failure we did not cause, are outside that.
Nothing in these terms limits any right you have under California consumer law.
Complaints
Call (209) 278-4781 first. A two person business would far rather fix a problem than read about it. If we cannot resolve it between us, California contractors are regulated by the Contractors State License Board and you may take it to them.
