THREE KINDS OF HOUSE

The area is not one housing stock.

Where you are tells us a great deal about what is likely to be wrong before we arrive, and it is one of the few real advantages of working a compact patch instead of half the state.

Pre 1970 central Tracy, Stockton and Modesto

Galvanized supply pipe rusting closed from the inside, jointed clay sewer laterals with mature trees over them, cast iron waste stacks, and original fixtures that are frequently better made than anything you can buy today. Pressure complaints and root intrusion dominate.

1980s and 1990s tracts

Copper supply, ABS waste, and water heaters that are now on their second or third replacement. This is where pinhole leaks show up, where the original angle stops have seized solid, and where the first generation of polybutylene occasionally still lurks.

Mountain House, Lathrop and new Manteca

PEX manifolds, builder grade fixtures at the end of their honeymoon, high incoming pressure, and angle stops that were installed at speed. Rarely anything structural. Frequently a lot of small things all reaching the same age at once.

THE ALTAMONT

Why we work both sides of the pass.

Tracy is about twenty minutes from Livermore over the 580, which is closer than a lot of Stockton is. Plenty of people who live here work over there and vice versa, and the housing on both sides has more in common than the county line suggests.

The honest caveat is traffic. The Altamont at seven in the morning or five in the afternoon is not a twenty minute drive, and we will not pretend otherwise. Alameda County work gets booked into the middle of the day where we can, and for emergency calls we will tell you truthfully how long it will take rather than guessing low to win the job.

There is no travel surcharge anywhere in the area. Newman and Oakdale are billed at exactly the same rate as a house three streets from Ron's.
