Residential plumbing across San Joaquin, Stanislaus and Alameda counties. Five things make up most of the work, and then there is a long tail of small jobs that are often the cheapest call you will make all year.
Water heaters
Tank repairs and replacements, upsizing, tankless conversions, and the annual flush that would have prevented most of the failures we get called out to. Priced on the size of the tank with California strapping and the permit included, not tacked on at the end.
Drains and sewers
From a kitchen line glazed shut with grease to a main line that has been fed on by a mulberry root for a decade. Cabled first, jetted when cabling will not hold it, and put on camera when it keeps coming back so you stop paying for the same visit.
Leaks and repiping
Slab leaks under a valley concrete pad, pinholes in fifty year old copper, and pressure that drops the moment somebody else runs a faucet. Located before anything gets cut, because guessing is the expensive part.
Fixtures and remodels
Faucets, toilets, disposals, angle stops, hose bibbs and the rough plumbing behind a kitchen or bathroom remodel. The half of a renovation that nobody photographs and everybody notices when it is done badly.
Gas lines
New runs for a range, dryer, pool heater, fire pit or generator. Repairs, leak testing and pressure tests, plus the resize that a tankless water heater conversion nearly always turns out to need.
THE SMALLER JOBS
Things worth fixing before they are urgent.
Most of these fit inside the one hour minimum, and several of them can be done in the same visit as something else. If you have a list, say so when you book and Ron will work through it in one go rather than charging you for three separate hours.
Hose bibbs and outdoor spigots
Split bodies, seized handles, and the anti siphon devices that stop weeping the day you notice them.
Pressure regulators
If your pressure is above what the fixtures are rated for, everything downstream fails early. A regulator is a cheap fix for a repeating bill.
Water softener and filter hookups
Plumbing in a unit you have already bought, including the loop and the bypass, so it can be serviced without shutting the house down.
Angle stops that will not turn
The small valve under every sink and toilet. When it seizes you cannot isolate a fixture, which turns a five minute repair into a whole house shutdown.
Recirculation pumps
For the house where the hot water takes ninety seconds to reach the far bathroom. Worth doing properly with a timer or a demand control rather than running constantly.
Laundry and utility connections
Boxes, valves and drains for a washer, a utility sink or a second fridge line. Usually inside the hour.
